- Single family dwelling shall be a minimum of 1,800 sq. ft. of enclosed, heated space excluding the garage. All dwellings with 2,200 sq feet or less of enclosed heated space must have an attached double car garage.
- All main dwellings shall have a brick exterior finish
- A detached garage in addition to the required attached garage is permitted.
- All accessory buildings up to and including 160 sq feet can be without a permanent foundation but must be enclosed around the perimeter of the structure. All accessory buildings over 160 sq feet must be on a permanent foundation and have exterior brick finish.
- All exterior buildings must be located to the rear of the main dwelling and be “site built” of materials that match the main dwelling.
- No dwelling may be within 30 feet from the Lot front line, 10 feet from the sideline and 45 feet from the rear of the lot. A corner Lot shall be deemed to have a front line on each street which the Lot abuts and such Lot needs only to have one rear yard.
- All driveways, walkways, landscaping and exteriors of all structures must be completed within one year after the construction of the same has commenced.
- All driveways shall be either concrete or brick pavers.
Use Restrictions
- No stripped, partial wrecked, junked or non-operational vehicles shall be permitted to be parked or kept on any street or Lot. No more than four (4) vehicles may be parked in driveway and no street parking is permitted. All motor vehicles shall have a current tag, insurance and inspection sticker.
- Only conventional passenger vehicles, including pick-up trucks, may be kept in a location on any Lot visible from the street or another Lot. All other vehicle-types, including, but not limited to, motor homes, recreational vehicles, trailers, campers, commercial vehicles of any description, boats, boat trailers, motorcycles and motorbikes, if kept on any Lot must be enclosed in a garage.
- All mailboxes must be the exact type, size, materials and colors as originally provided by Declarants.
- No outside clothes lines are permitted.
- No outside antenna or satellite dishes in excess of 28 inches shall be permitted. All satellite dishes and antennas shall be located at the rear of the house.
- All brick or masonry fences shall be the same exterior materials in shape, size and color as those materials of the main dwelling.
- All fences constructed of wood shall be split rail and constructed of cedar, redwood, fir or pressure treated lumber. Wrought iron and black chain link are permitted as well as white PVC or a rail type. Fences shall be no taller than four feet. Privacy fences cannot exceed 6 feet.
- No above ground swimming pools or lap pools are permitted.
- No temporary house, trailer, garage, storage shed or other outbuilding is permitted.
- No animals or any poultry of any kind may be kept or maintained on any of said Lots except a reasonable number of dogs or cats kept as household pets.
